We undertake an agreed number of inspections of all managed properties each year, and are in regular contact with tenants to ensure that their rents are paid on time and that the other lease covenants are performed as they should be. Where this is not the case, we ensure that our clients are advised of their options, and that they receive recommendations as to the best course of action. In times of growing Health & Safety legislation governing property investments, we ensure that properties are fully compliant.
A good management service should concern itself with improving the property asset. When our clients wish to improve their portfolios, we implement a strategy to achieve their ambitions. We regularly negotiate lease surrenders, renegotiate existing leases, supervise development and refurbishment works, and pursue changes of use to ensure that the potential of a property asset is explored to the full.
We ensure that all important lease events, such as rent reviews, lease renewals, and forthcoming break clauses, are diarised, so that our clients do not have to worry about missing an important event.
