Commercial Property Rent Reviews in London & the Home Counties

Some business leases provide for the rent to be reviewed at periodic intervals. Maunder Taylor are chartered surveyors in London, Hertfordshire or any of the Home Counties offering a full service where we analyse the provisions of the lease and other relevant documents, undertake a measured inspection of the property, and carry out comprehensive market research.

Reports

We provide reasoned recommendations as to our assessment of what the new rent should be, together with options and recommendations as to how best to proceed with negotiations. We typically recommend that consideration of your rent review is given three months prior to the review date.

Negotiations

We aim to reach settlement by way of negotiation.  We always strive to conduct negotiations in a manner which best suits the requirements of our clients.

Disputes

It is sometimes the case that rent reviews cannot be agreed by negotiation, and are referred to an Arbitrator or Independent Expert.  We have significant experience in acting as Expert Witness and giving expert valuation evidence in Court and Tribunal cases, both in written representations and at oral hearings.  We also advise on the costs of the reference to the third party and how our clients may seek to limit their exposure to those costs.
