Some business leases provide for the rent to be reviewed at periodic intervals. Maunder Taylor offers a full service whereby we analyse the provisions of the lease and other relevant documents, undertake a measured inspection of the property, and carry out comprehensive market research.
We provide reasoned recommendations as to our assessment of what the new rent should be, together with options and recommendations as to how best to proceed with negotiations. We typically recommend that consideration of your rent review is given three months prior to the review date.
We aim to reach settlement by way of negotiation. We always strive to conduct negotiations in a manner which best suits the requirements of our clients.
It is sometimes the case that rent reviews cannot be agreed by negotiation, and are referred to an Arbitrator or Independent Expert. We have significant experience in acting as Expert Valuation Witness, both in written representations and at oral hearings. We are able to ensure that our clients’ cases are dealt with both professionally and competently in accordance with the Civil Procedure Rules and RICS Practice Statements. We also advise on the costs of the reference to the third party and how our clients may seek to limit their exposure to those costs.
