Although Potters Bar is steeped in ancient history – its name may have come from a Roman pottery which was based near the site of the current town – it is now a modern, vibrant and thriving Hertfordshire town. It’s also a good investment opportunity, whether you are thinking about putting your money into commercial or residential property.
Maunder Taylor can help with commercial property investment in Potters Bar, as well as a host of other housing-related services. Here we look at the advantages the town offers.
It’s Highly Accessible
Potters Bar is easily reached by road via the M25 (to the south of the town, although it runs largely in an east-west direction in the immediate vicinity) and the A1 (to the west, but it runs from north to south) are situated nearby. Being located close to the M25 means it has good initial links with the rest of the country.
Potters Bar also has good local rail services to London (King’s Cross can be reached in 20 minutes) while Stevenage and Cambridge to the north are also on the main East Coast rail line which stops in the town. There are plenty of bus routes which run to London as well as Watford, Chingford and other suburban destinations.
Three airports are within relatively easy reach – London Luton Airport is 22 miles to the north of Potters Bar, London Stansted 31 miles northeast and London Heathrow 33 miles to the southwest.
There Are Plenty of Opportunities for Development
The Government has pledged to relax the planning laws, which should mean some developments (residential and commercial) may be given permission whereas before they might have been refused previously.
There are also some specific developments in Potters Bar on the way: The Hertsmere Borough Council’s Local Plan has proposed a residential use for the Savills estate agents’ landmark five-acre brownfield site off High Street and Mutton Lane.
The council’s Local Plan proposes residential use for the site, potentially with some additional housing for older people, and around 27,000 sq. ft of commercial use including new office and retail space.
It’s Close to the Countryside
Another reason why Potters Bar is a good place to invest in – particularly from a residential perspective – is the closeness of the countryside and the number of open spaces in the local area.
The National Trust operates Morven Park, which offers visitors over 20 acres of stunning parkland, while Oakmere Park has activities for all ages from picnic areas to outdoor gym equipment.
Despite all of this beautiful natural space, it’s easy to forget that the town is still close to central London.
So Demand is High
The population of Hertfordshire has increased by more than 10% over the last two decades, and now stands at around 1.2million. Potters Bar is no exception to this trend – the town’s population as recorded by the 2021 census is more than 23,000, compared with 21,000 a decade earlier (although ward boundaries have changed slightly).
This means that demand for homes, and therefore house prices, remains strong if you are considering moving there, or opting for buy-to-let – as is the demand for commercial premises.
The office rental market in Hertfordshire is also strong as well, thanks in part to the loss of floorspace which has seen existing commercial space changed to residential use under permitted development rights, both in the county and in London – so any office space which does come up should also be in high demand.
