Cheshunt may have been famous for its nurseries and glasshouses, but these days it represents an excellent investment opportunity for anyone interested in either commercial or residential property. Here Maunder Taylor – who offer residential block management services in Cheshunt – explain why.
The Transport Links
Cheshunt Station is on the London overground and part of the national rail network. There are regular services to London Liverpool Street (southbound) and to Bishop’s Stortford and Cambridge (northbound) – at least one train per hour in both directions – so many people commute into the capital but avoid paying London house prices.
As recently as 2019 Cheshunt was named the most commuter-friendly town in the UK by the TotallyMoney website, taking into account the quality of life, the distance to central London – and the cost of a rail season ticket!
Cheshunt also has a mixture of commercial and Hertfordshire County Council bus services. Most of these go via Waltham Cross, from where there are links to north London and Essex. And if you need to get around by car, the town is located on the A10 Great Cambridge Road, which links with the city as well as the M25 (and from there on to Central London)
Another attraction of Cheshunt is the proximity of several airports, whether you need them for international trade or for holiday travel. London City, Stansted and Luton are all within 30 miles of the town.
The Open Spaces
There are plenty of parks and open spaces in the immediate vicinity of Cheshunt, so it’s easy to forget you are less than 20 miles from central London. The biggest of these is River Lee Country Park, pictured above, a section of the Lee Valley Regional Park that consists of over 1,000 acres of countryside and provides ample opportunity to see an array of wildlife and flora, with some species only thriving in these parts. It’s popular with anglers, birdwatchers and nature-lovers – and is just to the north-east of the town.
Other popular open spaces include Cedars Park, which was once the site of Theobalds Palace, a favourite residence of King James I. Although the palace is no longer standing, pathways and information panels allow budding historians to explore its past. And the grounds of the Theobalds Estate (which is close to Cedars Park) are also open to the public.
Housing Opportunities
Cheshunt has a large number of three-bedroom semi-detached homes built around the middle of the last century. More recently, several estates were built in the 1970s and 1980s to replace the nurseries and glasshouses which had occupied land on the outskirts of the town.
However, the Cheshunt nursery industry was in decline by the 1970s, due to the onset of foreign competition; at least the past is not forgotten as the industry has given its name to many of the roads and estates (such as Rosedale, to the east of the A10).
However, there is a strong rental market – as there is in Hertfordshire as a whole – thanks to locals being unable to afford local property prices. Rightmove says the average price of a Cheshunt home was more than £400,000 over the past year. This means there may be opportunities for landlords and property investors.
Commercial Opportunities
Supermarket giant Tesco’s head office, which was located in the town, is now to be found in Welwyn Garden City. Major Cheshunt employers now include Google – who have just built a new data centre between Cheshunt and Waltham Cross – while the Brookfield shopping centre also serves both towns and has most of the major names on site.
And, provided it goes ahead, it seems likely that the Brookfield Garden Village and Brookfield Riverside project, planned for the north of the town, should eventually bring thousands of new homes and many new businesses to the area.
